Why Your Water Heater's Pressure Relief Valve Is Leaking

The temperature and pressure relief valve on a water heater is a safety device rated to open when the tank exceeds 150 psi or 210 degrees Fahrenheit, releasing water to keep the tank from rupturing. When that valve leaks or drips, it is either doing its job because pressure or temperature inside the tank has climbed too high, or the valve itself has worn out and no longer seals. Both point to a real problem, and neither should be ignored, because the T&P valve is the last line of defense between a pressurized tank and a failure that can cause serious injury and flooding.

How the T&P Valve Works

The T&P valve, sometimes labeled the TPR valve, threads into the top or upper side of the water heater and connects to a discharge tube that runs down toward the floor. Inside the valve, a spring holds a seal closed until temperature or pressure crosses the rated limit, at which point the valve opens and lets water escape through the discharge tube. Under normal operation the valve stays shut and dry. Water coming out of the discharge tube, pooling at the base of the tube, or dripping from the valve body means one of three things is happening.

Cause One: Excess Water Pressure

The most common reason a relief valve leaks is pressure inside the tank rising above the valve's threshold. This often traces back to the home's incoming water pressure being too high, or to thermal expansion. Water expands as it heats, and in a closed plumbing system that expanded volume has nowhere to go, so the pressure climbs each heating cycle until the relief valve opens to vent it. Homes with a working pressure reducing valve or a backflow preventer on the main line create exactly this kind of closed system, which is why many water heaters are required by code to have a thermal expansion tank installed.

When that expansion tank is missing, undersized, or has failed, the relief valve ends up absorbing the pressure instead, dripping after every heating cycle. A plumber checks the home's static pressure and the expansion tank before condemning the valve, because replacing the valve without fixing the pressure source only sends the new valve down the same path.

Cause Two: Temperature Set Too High

A relief valve rated at 210 degrees will open if the water approaches that temperature. Most households never need water hotter than 120 degrees, both for safety against scalding and for efficiency, so a thermostat set too high can push the tank close to the valve's temperature limit and cause it to discharge. In some cases a failed thermostat or heating element lets the tank overheat well past its setting, a condition that is dangerous in its own right and needs immediate attention. Water discharging from the valve that is hot to the touch points toward a temperature cause rather than a pressure one.

Cause Three: A Failed Valve

Relief valves wear out. The internal spring and seal degrade over years of exposure to heat, minerals, and the occasional discharge, and sediment from hard water can collect on the seat and prevent it from sealing. A valve that has been manually tested several times, which is recommended periodically, can also fail to reseat afterward. When the tank pressure and temperature both check out normal but the valve still weeps, the valve itself has failed and needs replacement.

Why a Leaking Relief Valve Should Never Be Capped

A homeowner who sees water dripping from the discharge tube sometimes reaches for a cap or plug to stop it. Capping the discharge tube or the valve defeats the one component designed to keep the tank from becoming a pressure vessel with no release. A water heater that cannot vent excess pressure can fail violently, and documented tank failures have launched water heaters through floors and walls. The correct response to a leaking relief valve is to find and fix the cause, never to block the outlet. The discharge tube itself must also stay unthreaded at the bottom and pointed toward the floor for the same reason.
